Assessment, remediation and completion: three different questions

Understand what each stage should answer before choosing the work.

Assessment defines the problem

An assessment considers the observed condition, moisture history and extent requiring investigation. Ask what the proposed evaluation covers and whether sampling is necessary for a specific question. Testing is not automatically a substitute for finding and controlling moisture. A website cannot decide the need for testing or interpret a result as a health diagnosis.

Remediation defines the work

A work scope should describe the affected areas, materials and chosen approach, plus how unaffected space is protected. Ask who performs it, which Arizona credentials apply and what separate repairs remain. The remediation contract should not silently include or exclude the work needed to control the source; clarify those responsibilities before starting.

Completion defines the evidence

Agree in advance which records or checks show that the contracted scope is finished. Ask who provides the report, how moisture is documented and what remains outside that conclusion. A completion record is only as broad as the work and checks it describes. It is not a guarantee against every future leak or moisture problem.

Understand separate responsibilities

Arizona’s mold-related services framework distinguishes assessment and remediation. Check the current official guidance and the credentials of the proposed professionals. Ask about relationships between those roles and how recommendations are documented. Do not treat a branded website as evidence that a specific assessor or remediator has been selected.

Plan source repair and rebuilding

Removal may need coordination with plumbing, roofing, ventilation or finish restoration. Put the sequence, approvals and handoffs in writing. Rebuilding before moisture questions are resolved can hide information needed for the next decision. Ask which contractor is responsible for each task and what condition must be met before finishes are restored.

Keep one useful property file

Retain the water history, assessment, work scope, authorized changes, completion records and separate repair invoices. This file supports future maintenance and any insurer discussion without promising coverage. When calling, describe the stage you are at rather than requesting a vague package of testing and removal.
